Residential Short Sales have been on a dramatic rise for a few years now.  The record levels of foreclosures have created a giant short sale market, simply because homeowners don't want to go through a foreclosure and banks want to keep the bad assets off their books.  A short sale is essentially an agreement between the homeowner and the bank stating that the property can be sold for less than what is owed on the home.  This has become a necessary part of the foreclosure process because of the nationwide drop in home values.

Short Sales are often listed on the MLS.  Short Sales are typically a great investment simply because the house is likely still in good shape (unlike many foreclosures) because the home owner still lives there and isn't being kicked out.  Short Sales are a result of very motivated sellers the homeowners/banks and can result in being purchased for a good discount to market value.  Short Sales are slightly more complicated to process because you are often dealing with a bank that is understaffed and overwhelmed with short sales. So expect some delays and complications, but remember the reward is worth the struggle.
