What is wholesale real estate.
Wholesale real estate is typically an investor dominated market, where essentially investors sell properties to one another.  An example to this would be if an wholesale investor got a property under contract for $40,000 less than market value, that wholesale investor just wants to turn a quick profit and never actually own the property.  He could accomplish this by assigning his right to purchase the property to another buyer/investor for a fee, this is called an assignment fee, say he wants $10,000 for his effort, and the buyer/investor who actually wants to buy the property will still have $30,000 in equity.  This creates a win-win situation for the wholesaler and the end buyer.

 

Buying wholesale real estate.
Buying wholesale real estate typically requires contact with local investors and wholesalers.  We have access to investors and wholesalers across the Twin Cities.  Remember to do your own research, just because someone calls a deal "wholesale" does not mean its a good deal.  You need to first verify the after repair value of the home as well as the repair estimates to see if you have a potential deal.  Often individuals are creative and liberal when describing a deal that could make them money, so always double check everything.
